Frequently Asked Questions about Purchasing/Renting a Condo in Lake Maitland Terrace

Someone told me that Lake Maitland Terrace is a 55+ community. Is that true?
Not at all! We have all ages living at Lake Maitland Terrace. Our most cherished residents are our seniors, but we also have young families, singles, students, young executives, snowbirds, professionals, and semi-retired couples. For some of our residents, Lake Maitland Terrace is a second home where the pool, clubhouse and lake provide a resort-like lifestyle. It's a great place for any age.

Can I rent my unit?
No, not initially. Only a small number of units are allowed to be rented at any one time. After owning your unit for one year, you can put your name on the rental waiting list, but it could take several years before you are able to rent.

​What about renting to my children/mom and dad?
Family members are allowed to be residents. Units where family members are residents are not included in the list of allowed rental units. Anyone living in the unit must be authorized by the Association.

What is the pet policy?
No pets. Dogs and cats are not allowed on property. Service animals must have proper documentation.

Is there parking?
Every unit is assigned one (uncovered) parking space. There are numerous guest spaces for residents who have more than one car. All cars must be registered with the office and have a LMT sticker or a Guest placket.

I have a motorcycle.
No motorized scooters of any kind are allowed.

If I buy a condo at Lake Maitland Terrace, does it come with a dock?
No, the smaller private docks at our lakefront are transfered or leased from those who have been granted the right to use them.  All residents have access to the large fishing dock.

Can I buy two units and combine them? Can I add bathrooms? Can I tear out the kitchen wall?
All remodeling plans must be approved by the Association. It is not possible to combine two units.

I know that Lake Maitland Terrace has laundry rooms throughout the complex, but can I install a washer and dryer in my condo?
Yes! Dryers must be ventless. Many of our residents have installed ventless dryers and love them. All washer/dryer hook ups must be installed by a licensed plumber and electrician and meet code by the City of Maitland.

I would like to live in Lake Maitland Terrace but I smoke. Is smoking allowed?
Smoking is ONLY allowed inside of the condo unit, with permission of the owner. Smoking is NOT allowed anywhere on Lake Maitland Terrace property, including the fishing pier, the waterfront, and the pool area.

We have included below a link to the documents contained in our LMT Sales Package. Interested buyers will find the procedures required when applying to purchase a condominium at Lake Maitland Terrace. All documents are to be completed as soon as an offer has been accepted. All owners and residents over the age of 18 must submit to a background check.

Covenants and Restrictions, Rules and Regulations

There are many factors to consider when purchasing a condominium. Unfortunately, often the last to be considered are the rules and regulations of the community. The Lake Maitland Terrace Association wants every prospective buyer to be fully aware of the 
Covenants and Restrictions so that there are no surprises after closing. We also require an orientation with all new owners, tenants, and residents before move in.

​We are located next to the Enzian Theater on 17-92 in Maitland. From I-4, take the Lee Road exit, go east toward Winter Park. Turn left on 17-92 (Orlando Ave). Go 1.3 miles. Our ENTRANCE is the SECOND driveway past the Enzian Theater and just past the bus stop on the right. The office is to the right at the end of the driveway.
